We are a privately held equity buyer focused on acquiring value-add, distressed and opportunistic commercial real estate investments.   We respond quickly to deals presented and act decisively on deals pursued.  We cooperate with Brokers and protect pocket listings.

Property Type:                    Industrial, Retail or Office property

Transaction Size:                $250,000 to $5,000,000 million

                                            2,500 – 150,000 sf. (with a low price per square foot!!!) 

Geographic Preference:     Core and secondary markets

Transaction Profile:

  • Multi-tenant or single tenant value-add property
  • Property with a low price per square foot
  • Vacant, partially leased or occupied property with leasing risk 
  • Redevelopment projects
  • Property with additional land for expansion
  • Buildings that can be subdivided to meet avg. local tenant size
  • Sale leaseback investments (partially occupied or short term lease)
  • Property requiring renovations or having management / leasing issues
  • REO, foreclosure and property owned by a distressed seller
  • Corporate surplus or lender owned buildings
  • Transactions requiring a quick closing all cash

Deal Characteristics:

  • Low occupancy or vacant property
  • Property with expansion potential
  • Repositioning or rehab projects
  • Unstable or undervalued assets

Property Amenities:

  •  Dense “In-fill” locations with good visibility
  •  Convenient access to interstate highway system
